A principal buyer

We purchase for our own account. We are not agents and we do not list property.

Written offer within 48 hours of seeing the property

It comes with the sales and tax records we used to price it.

Money held by an attorney

Deposits and sale funds move through a New Hampshire closing attorney's escrow.

Who you are dealing with

Millville Property Group LLC buys property directly from owners. Owners who sell to us pay no commission and no fee. We make written offers, show how we arrived at the number, and put every term in writing, including our right to assign the contract before closing.

Millville is owned and run by Josh Morency, a New Hampshire resident who underwrites residential and multifamily real estate professionally. When you call, you are talking to the owner of the company.

What we buy

Single family homes and multifamily buildings of 2 to 20 units across southern New Hampshire. Rented, vacant, or lived in. Any condition. Contents can stay, and tenants stay through closing.

These are the situations we see most often, not a list of requirements.

How it works

  1. 1

Call or email with the property address

We return every call the same day. We will ask about the property, the tenancy if there is one, and what you are trying to accomplish. If a direct sale does not fit, we will tell you then.

  2. 2

Written offer within 48 hours of seeing the property

One visit, no repairs needed beforehand. The written offer comes with the recent sales and tax history we used, so you can check our number against the record. Offers stay open for 14 days. The price we offer is the price we close at.

  3. 3

Close with a New Hampshire closing attorney

The deposit is held in escrow by the closing attorney, never by us and never by you. You pick the closing date that works for your situation.

What we disclose before you sign anything

We buy as a principal. We are buying for our own account, not representing you, and we state that in writing.

We may assign the contract. Our purchase contract allows us to assign it to another buyer before closing. That is part of how we operate, it is disclosed in writing before you sign, and it does not change your price or your terms.

You will likely net less than a listed sale. What you get in exchange is certainty: no repairs, no showings, no commission, and a closing date you choose.

Questions owners ask us

Do I pay you anything?

No. We are the buyer. There is no commission and no fee to us at any point. Our compensation comes from the buyer side of the transaction, never from you.

What does assigning the contract mean?

Our purchase contract allows us to transfer it to another buyer before closing. If we do, your price and your terms do not change, and the contract still closes as written. We state this in writing before you sign.

Do I need to clean, repair, or move anything out?

No. We buy property as it stands, and contents can stay.

What happens to my tenants?

Tenants in place are fine and stay through closing. We do not ask you to deliver the property vacant.

How do you decide what to offer?

From the record: recent sales nearby, the property's tax history, and its condition. The written offer comes with the sales and tax history we used, so you can check our number against the record.

Who holds the money?

A New Hampshire closing attorney. The deposit sits in the attorney's escrow account, never with us and never with you, and the sale funds move through the attorney at closing.
